Thanks to all that replied.
Most said "check the jumper." After much struggle with the case, I looked
and the jumper was fine. One person said that after 5 times of typing
update in a row his finally updated. Today we had a scheduled blackout
in the building and after power was restored I decided to try the update
again... it worked just fine this time...
so I guess the solution is to power off the machine for 5-10mins first
before attempting the firmware update.
