Two comments come immediately to mind: first, I don't know what kind of
error you're getting during the compilation process, so I don't know
what to look for. Second, the pout column from the vmstat page tells me
that you're not really swapping very hard, so memory usage doesn't seem
to be a problem. What makes you think it is?

You do seem to have a system that is hammering the two swap
devices.  Are you running in vm lazy evaluation mode (man swapon
for details)?  This can help a lot.

Just a guess, but if you are trying to compile a file that is
that big, you should check out the size of your /tmp area.  It
is possible that the intermediate compiler files are exceeding
what you have available.  It would also be helpful to see the actual
error that came from the compiler.

Suggestion: v4.0 is known to be very unstable, and I reckon you would
be better served by upgrading to 4.0b. Personally, I am waiting for a
4.0c version (currently running 3.2c)... I am not really convinced yet
of the robustness of the 4 releases.

As shown in the vmstat output, the free list is very low (less than or
 around 28 pages) so paging and even swaping are in progress, you
 should try to reduce the UBC borrow limit by specifying in the
 /etc/sysconfigtab file :
 ubc-borrowpercent = 10
 
 the next step is to reduce the ubc-maxpercent.
